Kingston Council wanted to identify properties of damp and mould concern to take a proactive approach ahead of changing legislation. This would enable them to intervene before a problem arose, and also to provide a clear evidence base where complaints were received.
IoTSG’s COSIE homes sensors were installed to provide continuous temperature and humidity data for: void properties (to reduce maintenance costs), properties with registered damp complaints (to provide a clear evidence trail), and a broader stock sample to identify at-risk homes before residents even made contact.
“These sensors were warmly welcomed to nip problems in the bud before they happened, but also to give us a bigger understanding of what is going on inside properties. It’s a wonderful bit of kit; fantastic!”
— David Hill, Accommodation Manager, The Royal Borough of Kingston upon Thames
The sensors enabled Kingston’s Housing Teams to identify properties with critical cold and potential for mould, allowing officers to approach residents proactively — offering support before a formal complaint was ever raised.
The insights from these sensors have enabled Kingston’s Housing Teams to take a proactive approach and address property issues before mould starts to grow. This included identifying residents to engage with about heating behaviour and ventilation, as well as flagging properties requiring maintenance investigation.
“The sensors enabled us to identify properties with critical cold and potential for mould, allowing them to go and talk to residents and offer any available support.”

COSIE homes installs in seconds — one cellular device per property, no hub, no Wi-Fi, no engineer needed. Each device uses a pull tab to activate and sticks to the wall with the included 3M pad. The device sends data continuously, allowing housing teams to monitor conditions across their stock and prioritise visits where conditions are genuinely at risk.
